Move Out

Move-Out Instructions

When it’s time to move out, please follow these guidelines to ensure a smooth transition:

1. Notice of Intent to Vacate

  • Submit your move-out notice in writing at least 60 days before your planned move-out date.
  • Turn in all keys to our office by 12:00 p.m. (noon) on the specified date to avoid scheduling problems or additional rent charges.

2. Cleaning Requirements

General Cleaning:
  • Remove all trash and personal items from the home and yard.
  • Clean all appliances, including the microwave, range hood, and refrigerator.
  • Clean sinks, cabinets, and drawers.
  • Vacuum carpets and clean non-carpeted floors, removing stains and marks.
  • Wipe down walls, especially around light switches, hallways, doors, and baseboards.
  • Clean windows, secure screens, and remove cobwebs inside and out.
  • Make necessary repairs to screens and screen doors.
  • Thoroughly clean and disinfect bathrooms.
  • Repair any damages caused by you or your pets.
Specific Areas:
  • Walls: Clean vents, vacuum cobwebs, dust above doors, scrub walls, and baseboards.
  • Floors: Clean vents, vacuum carpets, sweep non-carpeted areas, mop/scrub vinyl, and clean under the refrigerator.
  • Doors: Clean all knobs, dust, and clean inside door jams.
  • Bathrooms: Clean sink, tub, shower, toilet, walls, windows, and floors.
  • Windows: Clean sills, blinds, windows, and vacuum tracking.
  • Kitchen: Clean the refrigerator, stovetop, drip pans, oven, stove hood, cabinets (inside and out), countertops, and sink.
  • Outside: Mow the lawn, rake and bag leaves, weed gardens/beds, degrease concrete, ensure lights are working, and remove all trash and debris.
Miscellaneous:
  • Clean all light fixtures, sweep porches, sweep the garage, clean sliding glass doors, sweep the laundry area, and ensure smoke detectors and batteries are in place and ensure that every light fixture and appliance has functioning light bulbs.

3. Utilities and Lawn Care:

  • Schedule the disconnection of all utilities on the last day of your lease.
  • Mow, trim, and remove debris from the yard.
  • Arrange for trash pickup before discontinuing service. Avoid placing trash in recyclable cans to prevent fines.

4. Security Deposit:

  • Review the security deposit section of your lease agreement for refund procedures and possible deductions.
  • Return the property in good, clean condition to avoid additional charges.

5. Final Steps:

  • Request a final walkthrough with our representative to address any remaining issues.
  • Provide your forwarding address for the return of your security deposit and any future correspondence.
